A fresh coat of paint on walls or window frames of an older home may look nice, but you may not know what’s underneath it. Your home may have surfaces covered with lead-based paint. That poses a big health concern, particularly for children.

We offer lead paint tests by a certified inspector as a specialized service at Top Notch Inspections. You can add on the service as part of a complete home inspection or as a stand-alone service at any time.

Not all home inspectors are qualified to check for lead paint. At Top Notch, our certified inspector has the training and experience to collect samples from surfaces throughout your property. We send the samples to a qualified lab for analysis and provide you with a complete report of the findings.

Why inspect for lead paint

Homes built before 1978 (when lead-based paints were banned) probably contain lead-based paint, according to the Centers for Disease Control. When the paint peels and cracks, it makes lead dust that’s poisonous if swallowed or breathed into the body.

Lead paint hazards are created when lead-based paint peels, flakes, chips, chalks or creates dust. Areas that are vulnerable to damage include places where painted surfaces, such as windows and doors, rub against each other.

The cost to remove lead paint averages about $10,000. Federal laws that protect homebuyers require a waiting period to conduct a paint inspection or risk assessment of lead-based paint hazards. Visit EPA.gov for more information.
